Did you hear? The Real Deal's 2023 Brokerage Rankings were announced and for the third year in row, Corcoran has been named #1 in Manhattan!
Needless to say it makes me proud to be part of the best in the industry and grateful to my clients for making me, personally, number 1 Agent in Union Square for the third year as well :)
When it comes to activity in New York - Now is the time of year we typically see listings burst onto the market like new blooms after the long winter.
We are all looking forward to a busier market in the coming warmer weeks. Personally, I am serving several buyers returning to NYC from Florida with their families in tow, plus cash offers are becoming the majority of the deals these days.
Last week, the statistics show that in this sluggish end of-winter moment: three bedroom homes in NYC were the only unit type with a weekly increase in sales, thanks to robust sales of larger downtown properties and the sprawling floorplans available in the co-ops on the Upper West Side.
Are you thinking of moving this spring? I always have time to focus on the market as it works for you and help you curate the perfect path forward.
Sincerely,
Daniel
3 Tips for Spring Selling Season
Choosing the right Spring projects to tackle can affect the time and value your home sells at. Check out my most-valuable recommendations below to make the most of the 2023 selling season.
1. Spring Cleaning
Eliminate clutter and depersonalize your home so buyers can visualize themselves in your space. A sparkling home will impress buyers and make the home appear larger and cleaner, benefiting the sale in the end.
2. Perform Pre-Inspection Repairs & Upgrades
Craft a list of necessary repairs before listing your home and contact a handyman if needed. Be sure to fix leaky faucets, damaged walls, flooring, cabinets, etc. as these items will appear during an inspection and can turn away buyers.
Evaluate the cost of upgrades against your home’s market value post-project completion and only execute improvements that will drive a return on investment. Consider small upgrades that carry a big punch, such as cabinet knobs, light fixtures, faucets, etc.
Bonus Tip: Kitchens and baths carry the highest return, so add these to the top of your renovation list.
3. Set the Stage
Transform your home with new furniture, art, and accessories to drive maximum results. Staging can decrease your time on the market and help it sell for higher value money. With our resources, staging doesn’t have to cost a fortune.
