Hello and Happy (Almost) Summer!
With so much noise out there about the real estate market, my goal is simple: to give you real-time insights from the field, grounded in 19 years of experience and daily conversations with buyers, sellers, and top agents.
Here’s what I’m seeing right now in NYC:
1. The Numbers: More Listings, More Action
Both inventory and buyer activity were noticeably up last month. Despite stock market swings and tariff headlines, NYC real estate remained impressively stable, especially the luxury sector. We saw the highest volume of signed contracts above $4M since the peak of 2021. (That doesn’t even include the off-market buzz surrounding 80 Clarkson Street. More on that below)

3. NYC: Still One of the Best Cities in the World
In case you need a reminder of why we love it here: New York City was just named the best city in the world for 2025 by Oxford Economics' Global Cities Index, marking its second consecutive year at the top. The index evaluated 1,000 cities based on five broad categories: economics, human capital, quality of life, environment, and governance. New York scored a perfect 100 overall, especially excelling in the economics sector due to its substantial GDP, high income per capita, and large number of corporate headquarters.
4. Fun Fact (One of my daughter is very excited about!)
We’re getting another celebrity neighbor in Brooklyn Heights—Ed Sheeran just purchased a home at Pierhouse (130 Furman Street), and we are looking forward to bumping into him during our walks on the Promenade.

While no official contract numbers have been released, rumor has it that sales activity is already strong, with many residences spoken for. The developer has just unveiled its most expensive offering: a $75 million penthouse. The 113 homes boast sweeping river and skyline views, private outdoor spaces, and a robust lineup of world-class amenities. Pricing begins around $6.75M, with wine cellars and parking available separately.
