Yet New York real estate once again demonstrated its strength as a preferred asset during uncertain times. The resilience of the market was evident, with sustained demand from buyers across various price points, highlighting the enduring appeal of property as a stable and valuable investment. While some buyers were briefly affected by their stock portfolio taking a hit and took a pause, for the most part, April ushered in a notable uptick in sales activity across New York City, marking a clear transition into the spring selling season.

• Transaction volume increased month-over-month, with many buyers re-entering the market after sitting on the sidelines in Q1.

• Well-priced properties in turnkey condition saw the strongest traction, particularly two- and three-bedroom units in full-service buildings and brownstones in historically stable neighborhoods such as the Upper West Side, Tribeca, Fort Greene, Brooklyn Heights, and Carroll Gardens.

• Median sale prices held firm, with modest increases in some areas due to bidding wars for renovated, move-in-ready listings.

• Inventory remains tight, particularly for high-quality listings under $2 million, which keeps pricing competitive in key segments.

• Cash buyers continued to have a distinct edge, though serious buyers with pre-approvals are finding more opportunities as seller expectations adjust.

What to Expect in the Coming Months:

• Inventory is expected to rise modestly, and we are already seeing it, as more sellers list ahead of summer, creating opportunities for buyers who have been waiting for more selection.

• Price growth is likely to remain steady, esp

• ecially in established neighborhoods and for renovated properties, though overpriced listings will continue to sit.

• With the Fed holding interest rates steady for now, buyer confidence could improve further, leading to increased activity before the traditional summer slowdown.

• Buyers are increasingly focused on value, prioritizing location, quality of finishes, and long-term livability, especially those looking to lock in the current pricing before any potential rate cuts or market acceleration later this year.
