Q1 2026 Market Snapshot: A Shift Toward Opportunity

If you live here, you already know—this is one of the most desirable neighborhoods in the city. That doesn’t really change. What does change is how active the market feels at any given moment.

And right now, the story is actually pretty simple.

More Homes Are Coming to Market

Compared to the end of last year, inventory is up significantly.

That’s not surprising—this happens almost every year. As we move into Spring, more sellers decide it’s time to list, which means buyers suddenly have more options.

In fact, co-op inventory jumped nearly 95% compared to last quarter.

For a market that has felt tight for the past year, that kind of shift matters. Buyers finally have more to choose from, and that naturally changes the pace of decision-making.

Buyers Are Taking Their Time

At the same time, fewer deals are getting signed compared to last year.

For example, condo contracts were down nearly 45% year-over-year.

That sounds dramatic—but it doesn’t mean buyers disappeared. It just means they’re being more selective.

When options were limited, buyers had to move quickly. Now, with more inventory, they can take a step back, compare, and wait for the right opportunity.

Prices Are Holding Better Than You’d Expect

Here’s the part most people don’t expect:

Even with fewer deals happening, prices—especially in certain segments—are holding up.

Co-op prices are actually up nearly 24% compared to last year, which is a strong signal that well-priced, well-presented homes are still attracting serious buyers.

Townhouses tell a similar story in a different way. With only a handful of deals happening each quarter, pricing can swing—but the bigger takeaway is that supply remains extremely limited, which continues to support long-term value.

What This Means (In Plain Terms)

This is a Spring market doing what it usually does—but with a bit more balance than we’ve seen in a while.

  • For buyers:
    You finally have more choices. You don’t have to rush every decision. That creates real opportunity.
  • For sellers:
    There’s more competition now. The homes that stand out—priced well and presented properly—are the ones getting attention.

My Take

This is something I’ve been seeing play out again and again:

The market feels quiet… until the right property comes along. Then suddenly, buyers show up and deals happen quickly.

So it’s not about whether the market is “good” or “bad.”
It’s about whether a property feels like the right opportunity.

And right now, with more inventory coming online, we’re entering one of those windows where both buyers and sellers can make smart moves—if they approach it the right way.
