In August 2024, the Manhattan real estate market showed clear signs of cooling, with declining new listings and longer times on the market across all segments. This trend is typical for the summer season when many buyers focus on vacations, second homes, and kids’ summer break.

However, the news of the Fed rate cut in September, combined with already lower mortgage rates, seems to be the “nudge” most buyers needed to re-enter the market. While the NYC summer heat might be behind us, there’s growing confidence in the Fall market, leading to increased activity.

With the elections in November (which traditionally causes a pause for many buyers), September and October might prove to be the busiest months of the year. Buyers are rushing to make decisions, and sellers are eager to list their homes.


Data, of course, will tell whether my predictions were right or wrong :) But until then, follow my weekly updates and reach out with any questions.
