Welcome to March! With spring around the corner and a handful of warm days in our pocket, New York is alive with energy. Traditionally, this is the month that we start seeing the real estate market bloom. This year, however, the market thawed along ago...the luxury market in particular is having its moment.
Since The Olshan Report started tracking the luxury market in 2006, year to date there have been more luxury sales documented than any previous year. A total of 244 contracts were signed on listings priced at $4M and up
The demand for quality luxury real estate outpaced the supply, indicating confidence in the New York market by the wealthy. One great example is 1165 Madison Avenue - a new 12 story boutique luxury condo designed by famed architect Robert A.M. Stern.
Quiet marketing for the building started in the Fall of 2021 with asking prices averaging over $3,900/sqft and pricing starting ranging from $9M to $66M. Without going on the open market, the building is nearly sold out with only one 1 unit remaining unsold to date.
